Downtown Brooklyn doesn't sit still, and the real design question at 99 Fleet was how a building absorbs that energy instead of adding to it. The lobby, co-working space, fitness center, spa, and rooftop move as one sequence, each space holding its own temperature without breaking from the whole. White marble sets a cool, civic tone at the door. Wood picks up from there, warming the building room by room as residents move deeper into their day.
